
Center Pointe is the adaptive re-use of two connected historic buildings in downtown New Haven from commercial uses into market-rate studio, 1-bedroom, and 2-bedroom apartments.
The Cutler Building is one of New Haven’s oldest downtown structures (built in the early 1860’s) and sits diagonally across from the New Haven Green on its SE corner. It is surrounded by the 1928 Woolworth Building. Cutler is a 6-story painted brick-clad structure framed in heavy timber with some steel framing resulting from various renovations over its lifetime. The Woolworth Building is a 6-story brick-clad structure framed in concrete-encased steel typical of its era.
The renovation retains the ground floor for commercial uses. The upper levels of the two buildings will be connected with stairs to resolve the elevation differences between their upper floors, and thus unite them into a single floor-level to be served as the renovated elevators located in the Woolworth Building. The existing Woolworth lobby will serve as the entrance for the new apartments above.
A new 7th floor framed in light-weight steel will be built above the Woolworth building to serve as the upper floors of new duplex units that will enter from the existing 6th floor. The street-facing parapet of the Woolworth Building is over 8’ in height, and so will hide the additional floor from view below, and provide privacy on the outdoor terraces featured on this floor.
The Woolworth exterior will be renovated to its condition as it substantially
existed in 1928. The Cutler exterior will be renovated with a new 2-story
base to replace the current base constructed in the 1970’s.
