Downtown Gateway will be the new entrance to downtown New Haven. Located at
the south- east corner of downtown New Haven, it is close to the New Haven Railroad
Station, the intersection of I-95, I-91, and the Route 34 Connector, and is
two blocks from the New Haven Green. Downtown Gateway will add critical mass
to the already successful Ninth Square redevelopment in New Haven, creating
a viable new mixed-use downtown neighborhood. It will be home to a community
college, professional theater, a conference center and hotel, restaurants, stores,
and 280 new apartments. These will be grouped around a major new urban public
space – Gateway Park – that will become the heart of the new neighborhood
and a regional destination for education, recreation, and entertainment. This
new park is surrounded by buildings of a uniform height, creating a great public
outdoor room in the city fabric. Downtown Gateway will address the disconnection
to New Haven’s urban fabric caused by the Route 34 Connector. It will
help link the downtown with the growing bio-medical precinct, create a lively
new pedestrian route from the center of New Haven to the railroad station, and
it will reinforce the new Church Street corridor through to I-95.
Downtown Gateway will include:
Gateway Community College. Located on Church Street, at the head
of the new Gateway Park, the building will be designed as a linear building,
with courtyards and potential for future expansion at both ends.
A Conference Center and Hotel: including exhibit space, ballroom, auditorium,
meeting rooms, restaurants, cafes, fitness center, and 400 guestrooms.
Gateway Park – over 2 acres, with trees and lawn, paved areas for outdoor
cafes and restaurants, and an open-air skating rink. Gateway Park will be
a campus for students of the community college, and will make a connection
between the KoC headquarters and museum.
The Pulitzer Prize - Winning Long Wharf Theatre with a 500 seat proscenium
theater and a 300 seat theater.
Over 54,000 square feet of commercial space for stores, restaurants and cafes
facing streets and into the new Gateway Park.
Apartments – 280 market rate grade apartments – combining units
for sale, and market rate rental.
Parking for over 1,800 cars.
Enhancements to the parking and service infrastructure that supports the
Knights of Columbus building.
Space for future cultural or commercial development.
